Prior to the commencement of development, an ecological enhancement plan shall be submitted to an approved in writing by the Local Planning Authority. This plan shall include details of the following measures, all of which shall be implemented prior to the first use of the site or an alternative timescale to be approved in writing with the local planning authority and photographic evidence of implementation shall be submitted the local planning authority: -Either swallow nesting provision is installed in two of the stables, or; -Two sparrow terrace nest boxes are attached to the external structure of the stables; -The hedge to the rear of the stable block to be retained, protected and enhanced through gapping up.

The development hereby granted shall not be begun until details of the foul, surface water and land drainage systems and all related works necessary to drain the site have been submitted to and approved by the Local Planning Authority. These works shall be carried out concurrently with the development and the drainage system shall be operating prior to the first use of the development.
